Origin Design collaborated with Dyersville Economic Development (DEDC) and the City of Dyersville to work on Phase 3 of the expansion of the Dyersville 20 West Industrial Center.

Origin had previously designed Phases 1 and 2 of the industrial center for DEDC, with Phase 2 benefiting from securing RISE funding. As Phase 2 reached near-full development, DEDC approached Origin to expand the industrial park by an additional 50 acres to meet growing demand.

The expansion project included the extension of Industrial Parkway, a commercial roadway stretching approximately 2,100 feet. This extension created four new lots zoned for both commercial and industrial use. The project was divided into several contracts, with Contracts A and B covering mass grading and the installation of water mains and sanitary sewers. This part of the project was managed by DEDC.

The City of Dyersville applied for and successfully secured $1 million in RISE funding for Contracts C and D. Origin Design worked directly with the city on these phases, with Contract C focusing on the installation of a box culvert. Contract D, which involved paving and storm sewer installation, was substantially completed by fall 2024, and the new street was opened to traffic.

A major challenge in the project involved a waterway that drained an area of one square mile. To address this, Origin prepared FEMA LOMA documents to reconfigure the Zone A flood hazard area. Additionally, the project incorporated regional stormwater detention, ensuring that individual lot developers would not need to manage stormwater on-site.
