Origin Design partnered with the City of Dubuque to create a new industrial complex that would attract new businesses, provide hundreds of new jobs and feature a recreational trail to create a park-like atmosphere that both employees and the broader community can enjoy.
This is part of Origin’s ongoing partnership with the City on the design of its new business parks, including the 95-acre Dubuque Industrial Center North on Innovation Drive and the 85-acre Dubuque Industrial Center South on Seippel Road and Partners Drive.

The Origin Design team designed the expansive west side industrial complex to be consistent with the City’s existing Comprehensive Plan while simultaneously identifying opportunities to promote rapid growth. This included integrated storm water management methods providing effective economic and sustainable features and improved storm water runoff quality ultimately resulting in credit toward LEED points.
Origin Design’s engineering team identified the long-term capital improvements needed at the Dubuque Industrial Complex by performing analyses of water distribution, wastewater collection and treatment, transportation network efficiency, and recreational facilities. The project was completed in multiple phases.
Origin Design worked with the City to create a sense of community and connection to nature through the development of a recreation facility along the South Fork Catfish Creek as well as a pedestrian and bicycle trail system. Origin Design connected the trail to the existing adjacent systems, including a woodland portion of the complex and trailhead.
Origin Design also assisted with roadway design of Chavenelle Road in the 104-acre industrial development and Chavenelle Court to provide access to the new Hormel Foods Facility.
